Position the property before it launches
A successful listing should make the property’s value understandable without overstating it. Preparation may include repairs, editing furnishings, improving first impressions, organizing available documents, and identifying the features that deserve attention.
Price for the market you have
Pricing should consider relevant competing and closed properties, current conditions, location, improvements, condition, and the property’s distinctive advantages or limitations. The strategy should be revisited when the market provides new evidence.
Tell a specific, accurate story
Photography, copy, distribution, showing preparation, and follow-up should work together. Marketing must be accurate, compliant, and focused on the property—not generic luxury language that could describe any listing.
